Since 2009 Shields Student Homes management portfolio has expanded from 75 to 200 properties. My role as Senior Property Manager has evolved as a result and my duties vary according to the season. I have created documents methods and systems in order to unify the way in which our team functions. General and daily duties include administration and data maintenance on our database and Microsoft office software communication with potential tenants and clients landlords and a variety of workers via email fax and letters as well as customer service within the office. I am capable and competent to assist the lettings team with student enquiries tenancy signings and viewings and I understand and adhere to professional standards required as a member of the Shields and Company team which includes residential lettings and sales. 
My responsibilities include:
 
Ensuring incoming task reports are delegated to appropriate workers
Managing and scheduling annual gas safety checks fire alarm maintenance and other regular inspections required for student properties
Organising licensing of HMO properties from Nottingham City Council including completing extensive applications and scheduling work required in properties to given time-frames
Liaising between landlords workers and tenants to arrange property maintenance including upgrades extensions and alterations negotiating costs and timings to ensure all parties are satisfied
Inspecting properties to ensure standards set by Nottingham City Council and are met correctly carrying out fire and safety risk assessments identifying defects within properties and arranging the best remedy
Processing and inputting invoices and charges onto database and allocating to landlords for their monthly statements

I am artistic and creative and enjoy drawing and digital photography: most notably I have taken an executive role in organising taking and editing the professional photos at several weddings.
